My budget for a 2BHK is around ₹70-80L, but the final numbers always jump. I'm based in Dubai, so can't do site visits easily. Looking at Syndicate Buildcon in Eta I. Pre-launch pricing seems tempting, but are those 'discounts' real, or just a way to hide charges later? Like, how much do stamp duty, registration, and all these 'miscellaneous' fees actually add up to? Is there always a nasty surprise at possession? Any advice on spotting these early for an investor who can't be there myself?

You might find better deals with transparent builders if you wait a bit.
Been there, done that. For my 2BHK in Ajayabpur, the base price was 60L. But then came GST, stamp duty (approx 5-7% of agreement value), registration (1-2%), IFMS, car parking (₹3-5L extra!), club membership, power backup, PLC (preferential location charges for corner/park facing). All these added almost 15-20% to the initial cost. For someone buying from Dubai, it's even tougher as you can't verify these things on the ground. Please be careful with pre-launch offers, they often hide these add-ons.
