Kya builder-buyer agreement mein itne hidden clauses hote hain jo sirf developer ko favour karte hain? I'm looking at a 2BHK in Raheja Universal's Paradise Enclave, New Chandigarh, budget around ₹95L. My parents keep saying legal traps bahut hote hain. Mujhe samajh nahi aa raha ki OC delay ho jaaye toh kya humein possession lena chahiye ya wait karna padta hai. RERA complaints kitni effective hain Chandigarh mein? Matlab, if the builder defaults on possession, what are the actual legal options? What specific terms should I definitely verify in the agreement, especially regarding penalties or construction quality? Honestly, first-time buyer hoon, thoda nervous feel ho raha hai. Any advice on what to look out for?

Yaar, hidden clauses toh har agreement mein hote hain, they're designed to protect the builder more than the buyer. 95L for a 2BHK in New Chandigarh sounds a bit steep right now, considering the market. Mullanpur Garibdass mein bhi prices aise hi inflated hain. Budget-conscious ho toh thoda aur research karo, maybe you'll find better value.
Sahi kaha, bhai. Mullanpur mein I was looking for a plot aur ekdum se prices jump kar gaye. New Chandigarh mein bhi same scene hai. Builder ka track record aur agreement ke saath-saath, make sure you check the land title and all approvals properly. Mera ek relative phasa tha because builder ne approvals kaafi late liye the, aur bank loan mein problem
Mullanpur mein toh prices sky-high hain, totally agree!
Bhai, aapki nervousness bilkul sahi hai. Raheja Universal? Sorry to say, but I heard they have zero completed projects. Like, literally 0. A first-time buyer ke liye aise builders se door rehna chahiye. My friend almost got trapped with a similar situation in Mohali. Builder ne toh sab promises hawa mein uda diye. Please, please do your homework on the builder's track record, warna bahut phas jaoge.
Haan, bilkul sahi keh rahe ho. I specifically checked about Raheja Universal for a project near Rasulpur a few months back, and their 'total projects: 0' status was a major concern for me too. It's not just about the agreement, it's about the builder's actual delivery capability. Legal traps toh baad mein aate hain, pehle toh project hi complete hona chahiye. Please verify this fact from multiple sources before proceeding. Don't rely just on what the sales agent says.
Really? 0 projects? That's a huge red flag for Paradise Enclave! Thanks for the heads up.
