Under-construction quality visible at site visits is a big red flag for future resale, especially for investors. I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK or villa, maybe at Landmark Avana. But yaar, site pe jo quality dikhti hai, woh possession ke baad tikti hai kya? I've seen so many projects jahan cracks, seepage, aur fittings ke issues within a year aa jaate hain. This hits resale value badly and tenant attraction bhi mushkil ho jaati hai. Also, the promised amenities – like those fancy clubhouses – are they actually used or just add to the maintenance? Is the premium for these amenities justified agar future mein maintenance hi itni high ho? What do you guys check for during site visits beyond just aesthetics? Landmark Avana ka possession date 2028 hai, aur price range 2.2 Cr. Sirf 246 units hain. Is it even realistic? I heard about delays with other projects in Gurugram. RERA number GGM/695/427/2023/39 toh hai, but does anyone have personal experience with this builder? Are they known for timely delivery ya quality?

My cousin booked a 3BHK with the same builder (not Avana, but another project in Sector 65) and faced a 2-year delay. They also compromised on some promised amenities. So, be very, very careful. Just because the RERA is there doesn't mean it'll be on time or quality will be top-notch. GGM/695/427/2023/39 is for Avana, but check their other ongoing projects' progress before committing. Don't just go by the sample flat.

Exactly! I visited a site near Badshahpur last year during the early stages. They were laying pipes and wiring. I made sure to ask about the brands they were using for plumbing (CPVC vs PVC) and electrical cables (Finolex/Havells vs local). Also, waterproofing in bathrooms and balconies is critical. Once it's covered, you can't see it. Ask for detailed specs and maybe even photos of the work in progress. It saved me a lot of headaches later.
Sahi kaha U1. My architect friend told me to look for uneven plaster finish ya gaps in tile work. Also, check the concrete mix, agar bahut coarse ya powdery lage, then it's a red flag. Builder ka past projects ka track record kaisa hai, woh bhi pata karo.
