Hidden costs after Signature Global possession

Been paying rent in Gurugram for 5 years now, and honestly, I'm just done. Looking at Signature Global's Orchard Avenue 2 for a 2BHK. Prices seem okay, around ₹1.3 Cr for a compact unit. My main worry is the actual construction quality. Heard stories about plaster cracks and seepage after a year or two. Also, how bad are the hidden charges like PLC or maintenance deposits at possession? And post-possession, are the maintenance fees reasonable or extortion? Any real-world experiences with them?
