Hidden costs and builder ghosting after booking in Greater Noida
Spent the whole Sunday checking out options in Sector 150 and Noida Extension. I work in real estate, but when it's for myself, sab kuch alag lagta hai. Dekha Godrej aur ATS ke projects. Brochure mein toh sab sahi lagta hai, but construction quality after possession ka kya scene hai? Especially with finishing and seepage issues? Gaursons ya ACE Group ka experience kaisa raha hai isme? Aur ye hidden charges ka kya drama hai? PLC, EDC, registry fees, maintenance deposits. Builder sales team toh chup rehti hai, but possession ke time sab dikh jaata hai. M3M aur Mahagun mein kya extra laga hai logon ko? Booking ke baad customer support ka kya haal hai? Phone uthate bhi hain ya gaayab ho jaate hain? Kis builder ka track record better hai post-booking? My budget is around ₹1.5 Cr for a 3BHK. Really need honest opinions.

Exactly my dilemma! I'm also looking at Sector 150 for a 3BHK around ₹1.5 Cr. Brochure mein toh sab gold lagta hai, but that fear of hidden costs and poor finishing is real. Builder sales teams are so smooth until you've paid the booking amount. Then good luck reaching them.
