Exactly! And with current market conditions in Gurugram, property prices are already so high. These extra charges just make it impossible for us regular people to even think about owning a home.
This is why RERA documents are key. Did you check the RERA agreement for all these charges? Sometimes they mention it in fine print which is hard to spot. My friend faced this with a project on Airport Road, Gurgaon side, they had a 'utility connection fee' that was almost 1.5L extra, which was technically in the RERA doc but not discussed.
RERA can definitely help, but it's a long and tedious process. Best to highlight any discrepancies *before* possession and get a lawyer to review all your papers thoroughly. My uncle did that for his flat in Baliawas and saved a lot of headache and money by catching these clauses early.

Sahi keh rahe ho. RERA agreement mein sab likha hota hai, but kaun padhta hai itna detailed document jab sales team 'all-inclusive' bol deti hai? Builder toh bas sales pitch mein sab smooth bol deta hai. My cousin got stuck with a project near Basai, and the 'development charges' were insane, not clearly explained upfront.
M3M mein bhi similar scene hai yaar. Not exactly 'hidden' but they spring up a lot of 'additional' charges at the last minute – club membership, power backup installation, IFMS for 2 years. These are usually mentioned in tiny print in the booking agreement but never highlighted by the sales team. I booked near Badshahpur and thought I was safe, but the builder just keeps adding things to the final bill.

Same here with DLF. They calculate some charges based on super area, not carpet area, which inflates everything. Bahut dhokha hota hai, especially when you're already stretched thin.
Haan bilkul. Godrej ka maintenance deposit was like 2 years advance + IFMS (Interest Free Maintenance Security). Plus, society formation charges, legal fees for sub-lease registration, electric meter connection charges... Sab mila ke almost 4-5 lakhs extra ho gaye meri budget se! Meri toh budget hil gayi thi.
Absolutely! This is the biggest fear for us first-time buyers. Builder log in general have these hidden charges at the last minute. Meri toh neend udd gayi hai soch soch ke ki mera bhi aisa hi hoga.
