Always get a detailed cost sheet *in writing* before you even consider booking. And check their RERA status and past projects. Many have huge delays. My cousin got stuck with a project in Alistonia Estate for years due to this.
For a 2BHK in Sector 134, expect to add at least 15-20% on top of the base price for all these charges. PLC, floor rise, club membership, power backup, IFMS, maintenance advance, electricity/water connection charges, even GST on some of these. It's insane.

My friend booked with them in Alpha II Greater Noida, and the 'preferential location charges' (PLC) alone added almost 10% to his base price! Plus IFMS, club membership, parking... it all adds up. Builders just show you the 'carpet area' price and then surprise you later.
Totally agree! Ultra Home Construction is notorious for this. I also visited their site in Sector 134, and the sales guy conveniently 'forgot' to mention half the charges. It's a nightmare!
