Okay I'll be honest— registry charges toh pata the, but society maintenance is a bomb! Sector 55 mein, Pride Group charges are crazy high. Anyone else facing this? Is it normal? Share your experience.

Remember to factor in the increased property tax as well. Noida Authority keeps increasing it every year.
The new metro line extension will definitely impact property rates in the long run. Good time to invest, even with the high maintenance charges.
So, U1, what are you planning to do about the high maintenance charges? Are you going to raise it with the AOA or the builder?
Be careful - this builder has 3 delayed projects. Check their RERA registration number before investing.
Don't just look at the base price. Factor in parking charges, club membership fees, and other hidden costs. It adds up significantly.
U19 is right. Check amenities completion before booking, I made that mistake. They promised a swimming pool and a gym, still under construction after 3 years!
Exactly! This is a common tactic. They show fancy brochures but deliver nothing. We need to be more vigilant.
File a complaint with RERA! That's what it's there for. Delay in amenities is a valid ground for complaint.
My advice: negotiate hard on the maintenance charges during booking itself. Get it in writing! Once you have possession, they have all the power.
Update: I spoke to some other residents in my tower. Apparently, the builder is using premium materials for maintenance, that's why the cost is so high. Still seems excessive though.
Sector 55 is prime location though. Metro connectivity is excellent. That's why they can charge whatever they want. Demand and supply ka funda hai.
True U14, but still, there should be some regulation. It's unfair to fleece buyers like this. RERA should step in and control these charges.
Anyone know what the average rate per sq ft is in Sector 78 these days? Thinking of selling my investment property.
Last I checked, it was around 6500-7000 depending on the society and floor.
Haan, that's about right. But be prepared to negotiate. Buyers are getting smarter now.
Check your agreement carefully. They usually have a clause stating they can increase maintenance charges. It's a loophole they exploit.
Bhai, builders are all chor! They promise moon and stars, but deliver dirt. Always read the fine print before signing anything.
Anyone invested in ATS? What's the possession status like in their projects near the Noida Expressway?
ATS Greens Village? Delayed by at least 2 years. My friend booked there and is still waiting.
Avoid ATS at all costs. This is well known. Look at their RERA records - many delayed projects.
Thanks U11, U12. That's what I was afraid of. Will steer clear then.
I bought a flat in Sector 150 three years ago. Back then, it was a barren land. Now, prices have doubled! But the maintenance charges are also creeping up. Double edged sword, I tell you.
Pride Group? Sun toh rakha hai, but never invested. What's the per sq ft maintenance they are charging?
It's normal, unfortunately. Builders inflate the maintenance costs, especially in posh sectors like 55. They know people will pay. Mera bhi same experience tha 2 years ago in Sector 75.
U4, Sector 75 is becoming unaffordable now! What was the maintenance charge back then? And what are you paying now?
Tab around 2.5 per sq ft tha. Now it's closer to 4! It's insane. And they keep adding 'special charges' for random things.
4 per sq ft? Bhai, that's daylight robbery! I'm paying 3 in Sector 137, and even that feels too much.
Sector 137 is far from posh though. But yeah, 4 is ridiculous. U4, have you tried raising this with the AOA?

Totally agree yaar! Maintenance charges are a big scam. They promise the world during booking and then... nothing. Which tower are you in?
