Hidden costs buyers only discover after possession

My landlord just hiked the rent again, so I'm finally taking the plunge and looking for a 2BHK in Greater Noida. Budget is around ₹75L-₹90L for Noida Extension or maybe Sector 150. I'm checking out projects from Godrej, ATS, and Gaursons. Heard Godrej ka delivery track record acha hai, but ATS ki construction quality ka kya scene hai? Especially after 2-3 saal, plaster cracks, seepage issues... Has anyone faced hidden charges with them or even Mahagun ya ACE Group? PLC, EDC... are they always a surprise at possession? Bahut important hai to know.
