Totally agree with the hidden costs part. Humne bhi ek project dekha tha Ajayabpur mein, initial quote tha 60L. Jab final calculation aaya toh almost 65L ho gaya tha due to IFMS (Interest Free Maintenance Security), electricity meter charges, water connection, and even some 'legal fees' that were never mentioned. Pan Realtors ki reviews bhi mixed hain online. Make sure you get a detailed breakup in writing before paying anything substantial. 5-10% off on 75L is a big ask, maybe 2-3% if you push hard or during a festival offer.

Pan Realtors? Bhai, unka track record utna accha nahi hai. Knowledge Park 5 mein aur bhi options dekh lo. Negotiation 5% se zyada toh nahi milega, market tight hai.

Sahi keh rahe ho, Pan Realtors ke projects mein delays ka issue rehta hai. Mere ek colleague ne bhi Knowledge Park 5 mein unka ek project book kiya tha, usko 1.5 saal delay hua. Aur negotiation toh bhai, 2-3% se zyada nahi dete, woh bhi jab market bahut slow ho.

Yaar, you're not alone. Pan Realtors ka naam toh suna hai, but hidden costs sab builders mein hote hain. Mere dost ne Alpha I Greater Noida mein liya tha, construction delay ke baad possession mila, aur usko fire safety charges, club membership, aur maintenance advance ka bill pakda diya jo pehle discuss nahi hua tha. 75L pe 5-10% off toh mushkil hai, but try your luck.
