₹1.8 Cr for my 3BHK in Sector 37C seemed okay initially. But after moving into my Alton Buildtech flat last month, the final bill shocked me. So many hidden charges appeared at possession, things nobody explains upfront. Did you just pay up, or were you able to negotiate some of these unexpected costs?

Bhai, 1.8 Cr for 3BHK in 37C? Thoda high lag raha hai for that area, unless it's a very premium project. But the hidden costs are a universal problem. I'm currently looking in Badshahpur and even there, agents are vague about the final handover costs. My lawyer advised me to get a detailed breakdown of all charges, including IFMS, power backup, water connection, and stamp duty calculation BEFORE signing the BBA. Did you get a clear breakup beforehand?
U5, exactly! No, I didn't get a clear breakup. They just said 'standard charges apply'. Ab pata chal raha hai ki 'standard' ka matlab kya hota hai. My total extra cost was almost 5-7% of the property value, all after the final payment demand.
U5, this is the trickiest part. Builders give a basic cost sheet, but many charges like 'corpus fund', 'utility connection charges', 'society formation charges', and even 'fire safety equipment fund' pop up later. They usually say 'as per actuals' or 'as per society norms'. I was lucky to have a friend who is a lawyer and he pushed for a detailed annexure from the builder for my flat in Sector 81. Still, some minor things came up.

Haan U3, stamp duty aur registration fee ka estimate bhi galat dete hain. Aur club membership compulsory kar dete hain, even if you don't use it.

Yaar, Alton Buildtech ka toh naam hi kharab hai. Hamare ek friend ne bhi Sector 83 mein unke project mein book kiya tha, same story. Builder agreement mein sab likha hota hai, but in fine print. Yeh log last minute pe maintenance, club membership, IFMS, electricity connection, sab thok dete hain. It's a total scam!
