What's the scene with hidden charges from builders like Prestige and Sobha these days? I'm looking at a 2BHK in Whitefield, around ₹1.2 Cr, and you know how builders play the super area vs carpet area games. I work in real estate, but when it's for myself, I get extra paranoid. PLC, EDC, IDC, maintenance deposits – yeh sab kab tak hide karte hain? Sunna hai Godrej Properties aur Brigade Group mein bhi last minute pe bahut surprises aate hain. Has anyone recently taken possession from Puravankara or Embassy Group? Kya registry ke time koi major jhatka laga hai? Honestly not sure how to factor in these 'unexpected' costs properly. Any off-the-record experiences would be super helpful. Kya kisi ne koi builder se negotiation kiya hai in charges pe?

Totally relate, bhai. Mera bhi same haal hai. Jab Whitefield mein dekh raha tha, Prestige ne super area pe itna inflate kiya ki carpet area actual mein 30% kam nikla. Aur phir VAT, GST, stamp duty, registration, legal fees, electricity/water connection charges, club membership, corpus fund – list khatam hi nahi hoti. Sab last minute pe aate hain. Meri budget toh ₹1.2 Cr thi, but end tak ₹1.35 Cr tak pahunch gayi. Godrej ke projects mein bhi suna hai ki completion date hamesha extend hoti hai, aur tab tak interest ka bojh al
