Ashiana ka project hai, toh quality theek hogi but hidden charges toh har jagah hain. Mera experience toh bahut kharab raha hai with a project near Badshahpur. Builder ne initially bola 1500 sqft, possession ke time carpet area kuch aur nikla. Plus, parking charges, fire safety equipment charges, internal development charges—sab OC ke baad hi aate hain. Always get everything in writing and check RERA documents for all charges.

Totally relate! My builder near Basai did the same with carpet area. Scam hai yeh sab.
Absolutely agree with the hidden charges part. My cousin booked near Baharampur Naya, builder ne last minute water connection charges ke naam pe 50k extra maang liye. Regarding payment plan, for first-time buyers, CLP is usually safer. Lump sum only if you're very confident in the builder's delivery and don't want the EMI burden during construction.
Bhai, hidden charges toh pakka honge. Koi builder sab kuch upfront nahi batata. OC ke time hi maintenance advance, club membership, IFMS charges, power backup installation charges, utility connection charges, yeh sab ek saath aate hain. Budget mein 10-15% extra rakhna padta hai.
