Not proud of this but I almost got duped by a pre-launch scheme for a 2BHK in Rakshak Nagar. Rohit Group ne ₹78L quote kiya tha, but later so many hidden charges came up. Matlab, PLC, parking, utility connection fees... sab milake almost ₹5L extra. This completely eats into any negotiation margin, right? Does price negotiation even work in Pune if they just add these later? Yaar, kitna realistically knock off kar sakte ho on a 3BHK around Hinjewadi? What's the real total cost of acquisition for you guys? I've seen this pattern before.

Oh god, this is exactly what I'm scared of. Builders always hide things. ₹5L is a huge amount for first-time buyers like us!
Exactly! And this ₹5L isn't even for something tangible like a bigger house, it's just 'fees'. Makes you wonder if builders actually want to sell or just play mind games. How do we even budget then?
