Hidden charges se bachne ka best tareeka hai existing residents se baat karna. Jo log Good Hill Homes Sunpura mein already reh rahe hain, unse puchho ki unko kya extra dena pada. Society formation fund, maintenance pre-payment, power backup charges, parking charges, utility connection fees, fire safety deposit, etc., sab puch lo. Builder sales team will never tell you everything upfront, they just want to close the deal.

Sabse important hai builder-buyer agreement ko line by line padhna, especially jo clauses penalty, super area, aur maintenance se related hain. Good Hill Homes ka track record dekha kya? Maine suna hai unhone kuch projects mein possession delays kiye hain. Delay penalty clauses kya hain agreement mein? Aur kya woh carpet area pe hi charge kar rahe hain ya super area pe?
Builder ne 'force majeure' bolke 2 saal tak latkaya tha mera project, agreement mein sab kuch clear hona chahiye. Agar delay ho toh kya compensation milegi, yeh bhi dekho. Warna baad mein rona padta hai, jaise mere saath hua.

Mere friend ne Alpha I mein liya tha, usko possession ke time pata chala ki society formation charges, electricity meter installation charges, aur ek saal ka maintenance advance bhi dena padega jo agreement mein clear nahi tha. Sirf PLC aur OC se aage bhi bahut kuch hota hai. Sunpura mein bhi same scene hoga, builders ek jaise hi hote hain.
