Okay I'll say what no one says – hidden charges are crazy! Supertech's PLC is insane, right? ATS is better, but maintenance? Disagree? Tell me why. I'm fed up of renting. Finally taking the plunge.

Noida mein ghar lena is like a gamble. But if you do your research and negotiate well, you might find a good deal.
I'm an NRI looking to invest in Noida. Is it a good time to buy considering the current market conditions?
For NRIs, the rupee depreciation is an advantage. But do your due diligence before investing. Noida market is risky.
PLC is negotiable sometimes. Try to bargain with the builder. You might get a discount.
So, what did you decide? Which builder are you going with and in which sector?
Builder ne phir se date extend kar diya lol. I'm starting to think I'll never get possession.
Be careful – some builders in Noida Extension have diverted funds to other projects. Check their financial stability before investing.
Check amenities completion before booking, I made that mistake. Paid for a swimming pool that's still under construction after 3 years!
Exactly! They show you fancy brochures but the reality is very different.
Haan bhai, showpiece banate hain. Actual amenities toh bhool jao.
The rising interest rates are also a concern. EMI is going to be hefty!
True. Property prices are already high, and now interest rates are adding to the burden. It's getting tougher for first-time buyers.
Maybe wait for a while? Market might cool down a bit in the next few months.
Anyone knows the current registry charges in Noida? Heard they increased recently.
Yes, registry charges have increased by about 1%. Check the official website for the exact rates.
1% is a big amount! Especially when you're already paying so much for the property. Another hidden cost!
I bought a resale flat in Sector 44. Much better than dealing with builders. No hidden charges and immediate possession.
Sector 75 mein properties are going for a premium now because of the metro connectivity. Worth considering if budget allows.
Maintenance charges are a scam! They keep increasing them without any justification. We need a residents' association to fight this.
Mera bhi same experience tha 2 years ago. I ended up paying almost 10% extra in hidden charges. Always negotiate upfront!
Which project are you considering? Location matters a lot in Noida. Some sectors are still developing and lack basic amenities.
Haan, 150 is good for future. But for now, Sector 93 or 75 are better choices for families.
True that! Sector 150 is good for investment but not ideal for immediate living. Shops and hospitals are still coming up.
ATS is definitely better in terms of quality, but maintenance charges are sky high. They promise the moon and stars, but deliver a chanda mama.
Bhai, don't just look at PLC and maintenance. Parking, club membership, power backup charges... the list goes on! Read the fine print carefully.
Supertech Eco Village 1 mein mera bura experience raha. Promised possession in 2016, mila 2020 mein! Be very careful before investing.
I'm also planning to buy in Noida Extension. Anyone has experience with Ace Group? Their projects look good on paper, but...
Exactly! RERA number is just a formality. Dekho kitna kaam hua hai ground pe.
Ace is okayish. Thoda delay karte hain, but quality is decent. Check RERA registration number before booking.
My cousin bought in Ace Aspire. He's happy with the construction quality but the common area maintenance is a pain point.
RERA number toh sab dikhate hain. Actual completion date dekho! Visit the site multiple times before booking.
Totally agree yaar! PLC is a killer. Supertech walon ne toh loot macha rakhi hai. Which sector are you looking at?
