Hidden costs buyers only discover after possession in Noida

Anyone factored in the PLC charges properly? I'm looking at A S Homes near Chaukhandi; kids have moved out, and I want something manageable, but those preferential location charges seem steep. Resale of existing property is a factor. Is it worth it, or am I better off renting? Honestly not sure. What are your thoughts on this?
