My lease ends in 4 months; really need to finalize a flat in Noida Extension. I'm looking at Evermark Maharishi Enclave (ongoing) versus Dream Shyam City (ready). Dream Shyam's ₹13-32L looks tempting, but what's the real price per sqft after all hidden costs? For ready projects, what's the actual total cost of ownership once stamp duty, registration, and RWA are factored in? My parents keep warning me about extra expenses. For Evermark, how much do PLCs typically add to the advertised price? Honestly not sure which is better value.

For Evermark, PLCs (Preferential Location Charges) can be a significant chunk. Agar aap top floor, park-facing, ya corner unit loge, toh easily 1-3 lakh extra lag jayega. Sometimes even more depending on the project's premium. Aur yeh toh sirf ek charge hai. Uske upar power backup, Club membership, car parking, fire fighting charges, maintainance deposit, ye sab bhi add karte hain. Always get the exact cost breakup in writing before proceeding. Don't just go by the per sqft rate.

Totally agree with you! My uncle bought in Alpha I Greater Noida, aur builder ne last moment pe itne extra charges maange ki unka poora budget hil gaya. Ongoing projects se darr lagta hai.
