Do Greater Noida builders always spring up hidden charges at possession? I'm fed up renting, eyeing Godrej and ATS near Yamuna Expressway. Brochure looks transparent, but I'm worried about last-minute PLC/EDC/IDC shocks. Aur customer support kaisa rehta hai post-booking? Do they actually respond ya vanish?

It's not just Godrej or ATS, almost all builders have these 'surprise' elements. The key is to get a clear breakdown of all charges, including IFMS, club membership, electricity, water, and even car parking charges, *before* signing the agreement. And specifically ask about any future government levies that could be passed on. Market conditions are also making builders squeeze every last rupee. The current inventory in Noida is high, so negotiate hard.
Greater Noida mein toh har builder ka yahi haal hai. Trust issues badh gaye hain.
What about RERA? Doesn't RERA protect us from these last-minute shocks? Are these charges even legal if not clearly stated? Godrej is usually reputable, I thought.
RERA mein complaint kar sakte ho agar extra charges demand karein jo agreement mein nahi hain. But process lamba hota hai. Builders often bank on buyers not wanting to fight for small amounts.
RERA definitely helps, but builders find loopholes. They'll mention 'statutory charges as applicable' in tiny print. PLC (Preferential Location Charges) are often clear, but EDC/IDC (External/Internal Development Charges) can be tricky. Always ask for a *detailed* cost sheet with *all* possible charges, even estimated ones, before booking. Get it in writing.
Bhai, Godrej ka toh pata nahi but my cousin booked in ATS in Alpha 2, Greater Noida, unko possession ke time maintenance advance, IFMS, aur electricity connection charges ke naam pe 3-4 lakh extra maang liye. Brochure mein mention tha but itna amount calculate nahi kiya tha. Customer care toh ph se phone uthata bhi nahi tha. Sab bolte the 'ye government charges hain, we can't do anything'.

Totally agree yaar, brochure mein sab rosy lagta hai but baad mein asliyat pata chalti hai. Yamuna Expressway projects mein toh especially sunn rahe hain.
