Hidden costs in Bengaluru property are a bigger scam than the property price itself
Did a site visit to an S and S Group project in Hoodi last weekend. They show you the fancy amenities, the sample flat, sab kuch chamakta hua. But yaar, everyone glorifies the 'deal' price ya fir loan EMI. Nobody talks about the *real* money you shell out beyond that. I'm talking about the hidden costs which builders conveniently gloss over. Stamp duty, registration toh pata hai, but there's so much more. Builder toh bas basic structure ka price batate hain. So, I'll say what no one says: the *actual* budget for a first home is easily 15-20% higher than the quoted property price. Interiors, utility connections, maintenance advance, PLC, OC fees... list khatam hi nahi hoti. Aur jab negotiation ki baat aati hai, do builders really budge for first-timers? Ya fir 'fixed price' bolke chuna lagate hain? I feel like they just have standard rates. Change my mind.

Totally agree! I almost fell for it with a project near Aavalahalli. The sales guy quoted a price, but when I asked for a detailed breakup, suddenly so many charges popped up. PLC, car parking, club house membership, even a 'future development' charge! It's like they have a secret menu of charges. The 15-20% extra is absolutely accurate, sometimes even more if you go for any upgrades. It's so frustrating for first-time buyers like us.
