₹1.8 Cr for a 3BHK at MC Builders in KR Puram was the initial quote. Then PLC, parking, stamp duty, huge maintenance deposit suddenly appeared. I'm in Dubai, can't check easily. Is this normal for Bangalore projects? Brochure price felt like bait. What's the actual all-in cost you paid?

Be very careful with MC Builders. Heard some not-so-good stories about possession delays from them in other projects. Always read the fine print, especially when buying from afar.
I totally empathize with your situation, especially being in Dubai. It's even harder to verify things remotely. This 'bait and switch' tactic is rampant, not just in Bangalore but across major cities. My cousin almost got trapped with a builder near Adigara Kallahalli, where they quoted a fantastic price, then slowly added 'preferential location charges' for east-facing, then for higher floor, then for view. It added almost ₹15L to a ₹90L flat! Always get a detailed breakdown before signing anything.
₹1.8 Cr for a 3BHK in KR Puram sounds okay-ish, but the hidden costs are the real killer. Can you specify what all they added? Like, kitna PLC, parking ka kya charge tha? And maintenance deposit toh har jagah hota hai, but huge kitna? Trying to compare with what I'm seeing.
U6 is right. Mere friend ne Akshayanagar mein liya tha, uska toh PLC hi ₹1.5L extra ho gaya because of corner unit. Plus, electricity and water connection charges, jo pehle batate hi nahi! Sab milake 10-12% upar chala gaya tha original quote se.
U2, PLC can be 50-100/sqft, parking 3-5L. Maintenance deposit sometimes 1-2 years ka advance, usually 50-70k per year for a 3BHK.
Bhai, this is absolutely normal, sadly. Builders ka yahi game hai. They show you one price on paper, aur jab actual deal pe aate ho toh 50 cheezein add kar dete hain. PLC, floor rise, club membership, even something called 'development charges' jo kahin likha nahi hota. It's a nightmare for first-time buyers like us. I faced similar issues in Aavalahalli two years back, ended up paying 15% more than the 'brochure price'.
