Hidden costs in Noida Extension's ready-to-move vs under-construction
₹1.30 Cr for Jaypee Pavilion Court Royale in Noida Extension, but JDS Eco City is tempting with lower upfronts. My family says ready-to-move is safer. Jaypee ka builder trust factor better hai, right? Under-construction mein kya hidden costs aate hain, like unexpected PLC ya OC charges? Real total cost kitna badh jaata hai?

Dekho, ready-to-move mein price thoda high lagta hai but what you see is what you get. No construction risk, no delay, and most hidden charges are already factored in or clear. Under-construction mein savings dikhti hai, but it's a gamble. Always check the RERA status, builder's past projects, and get everything in writing. Don't just go by 'lower upfronts' because the final cost can escalate dramatically. Jaypee ka Pavilion Court Royale might be expensive, but at least it's tangible.
So, OP, what did you decide? Going for ready-to-move or still considering JDS Eco City?
Ye hidden costs bohot darate hain. Aur yeh IFMS, society charges, maintenance deposits, yeh sab kab lagte hain? Booking ke time ya possession pe? Kya inko negotiate kar sakte hain?
IFMS (Interest-Free Maintenance Security) and society charges/maintenance deposits mostly possession ke time ya usse just pehle lagte hain. Booking ke time sirf base price aur registration amount ka part lete hain. Negotiation in charges is tough, but you can always try for a waiver on club membership or parking if you're lucky. Usually, these are non-negotiable fixed charges.
My personal experience with an under-construction project near Alpha I Greater Noida was a nightmare. Base price was ₹60 lakhs, but by the time I got possession, it was closer to ₹75 lakhs, all thanks to unexpected PLC for a park-facing unit (jo baad mein road facing nikla!), IFMS, power backup, club membership, and then GST on top of everything. Plus, 3 years delay! Current market conditions in Noida Extension are already volatile, so don't risk it unless you have a huge buffer.
Totally agree! Builder ki taraf se hidden charges aur delays toh common ho gaye hain. Mera bhi same haal hua tha.
Same dilemma here! My budget is also tight, so JDS Eco City's lower upfronts sound appealing. But I'm terrified of getting stuck. JDS Eco City ka kya scene hai, koi batao? Builder ka reputation kaisa hai?
JDS Eco City ka status 'null' hai, which usually means it's super early stage or facing issues. I heard from a friend who inquired there that they're still struggling with approvals for one of their phases near Ajayabpur. Be very careful, especially with under-construction projects that don't have clear timelines.

Your family is absolutely right. Ready-to-move is always safer. Peace of mind is priceless, especially for first-time buyers.
Bhai, Jaypee ka track record mixed hai, especially with their older projects. Trust factor pe toh main bhi doubt karta hoon after their past issues. Under-construction mein PLC (Preferential Location Charges) toh almost pakka hote hain, aur OC (Occupancy Certificate) charges bhi usually buyer pe daal dete hain at the end. Total cost toh at least 10-15% extra pakad ke chalo from the base price.
