Hidden costs in Sector 4B nobody talks about

Since last year I've been tracking prices in Ghaziabad, especially Sector 4B, and it's wild. As someone in real estate, I know the games, but buying for myself is different. 2BHK ke liye ₹70L+ bol rahe hain, which seems high. Matlab, are these prices even justified? And then, RWA charges aur hidden maintenance costs ka scene alag hi hai. Kitna extra lag jaata hai possession ke baad? I'm worried about these undisclosed expenses. Any real experiences ya negotiation tips for Sector 4B?
