Since last Diwali, I'm eyeing a 3BHK in Noida Extension, maybe Sector 150. I work in real estate, so I see the games. Everyone glorifies Godrej's delivery, but what about hidden PLC and maintenance deposits at possession? Okay, I'll say what no one says: Gaursons' construction quality has dipped, and ATS delays are consistent. Is it just me? Change my mind.

Yes, maintenance charges are another black hole. They quote one figure, but after a year, it suddenly jumps.
But is it really *all* builders, or just a few bad apples? I was looking at a project by Godrej in Sector 150, and their sales team seemed very transparent about all charges. Are these hidden costs something new, or have they always been there? And what about ATS, are their delays really that bad now?
Bhai, transparency is a myth in this market. They show you a glossy brochure, promise you the moon, and then hit you with a 'final demand letter' that has more line items than your grocery bill. Mera ek dost Gaursons' project mein फंस गया, initially bola 2023 end tak possession, ab 2025 bol rahe hain. And the quality issues? He showed me pictures of cracked tiles and shoddy plasterwork during his last visit. Builder ne phir se date extend kar diya, lol, but it's not funny for him!
ATS ka toh pakka hai. My friend's project by ATS Destinaire has seen multiple delays, RERA pe bhi dikhta hai.

He felt cornered and tried negotiating, but they just said 'take it or leave it.' It feels like a trap sometimes.
Exactly! My biggest fear is getting a home loan approved and then suddenly facing these surprise costs. Builders often just give you the base price, aur baaki sab baad mein batate hain.
