Hidden costs nobody tells you about in Pune projects
Moved into my flat last month, and kuch cheezein realize ho rahi hain. My friend is looking at Goel Ganga Platinum B and Kalbhor Sitangan Residency, both ongoing projects in Pune. I got lucky with my project's timeline, but for ongoing projects, possession delays are a real headache, right? Builder ka track record dekhna kitna important hai. Also, the total cost of ownership. Kalbhor Sitangan Residency looks affordable compared to Goel Ganga Platinum B. But is that just base price? Stamp duty, registration, PLC, interiors, maintenance – yeh sab add karke kya difference aata hai? Sometimes 'hidden' costs on a cheaper flat make it equally expensive. Specifically, maintenance charges. My society charges are quite high. Is there a big difference between a premium project like Goel Ganga and Kalbhor Sitangan for these? What's usually included, and what's the reality? Has anyone faced unexpected maintenance hikes post-possession?

Totally agree with you, bhai! These hidden costs are a nightmare. I'm also looking at projects in Amanora Park Town and the base price looks good, but then they hit you with IFMS, club membership, parking, transformer charges, GST on amenities... it never ends. Sometimes these 'extra' charges add up to almost 15-20% of the base price, which is insane. Possession delays are another huge stress point. My friend's project got delayed by almost 2 years, and the builder just kept giving excuses without any compensation.
