Hidden costs they DON'T tell you about in Noida

I'm based in Dubai and planning to invest in Noida, but can't do a site inspection myself easily. Heard a lot about under-construction property risks. Everyone talks about RERA, but what about the hidden costs? Like, PLC charges – are they negotiable, ya phir fixed? Also, heard Laureate Buildwell projects have high maintenance charges later on. Is it true? Sector 150 seems promising, but is the rental yield actually good? My budget is around 80L for a 2BHK. Need a property manager too. Power of Attorney ka process kya hai for NRIs? Honestly not sure if it's better to just stick to ready-to-move. Kisi ko similar experience hai? Koi tips? Hope someone can advise.
