Hidden EMI traps with construction-linked payments nobody mentions

Possession for my 3BHK in Tellapur was in March, and things got real fast. Honestly, one thing nobody told me about construction-linked payment plans is the hidden EMI trap. You pay your portion, sure, but if the builder, say Sumadhura in my case, is slow, your pre-EMI keeps going while the actual work stalls. It's draining, bhai. Should've pushed for clearer penalty clauses or a more granular payment schedule. Is this common with other builders in Gachibowli or Narsingi too? What did others do to avoid this?
