posted on 25 MayHidden impact of delays on Gurgaon's 2026 property market
My lease ends in 4 months and I'm stressed. Godrej project in SPR, Sector 80, delayed again. I'm paying EMI and rent. With current prices, is Gurgaon's market sustainable into 2026? Will delays cause a correction?

While delays are definitely frustrating for buyers, we also need to consider that builders sometimes face genuine issues like raw material cost hikes or approval delays. But yes, the current market is overheated. Demand is strong, especially for good quality projects in established sectors. A correction might not happen, but prices could stabilize. It's a tough call for first-time buyers.
U5, I disagree with 'demand is strong'. It's mostly speculative buying or people upgrading. First-time buyers like us are really struggling
U1, U2, I'm literally in the same boat. My project near Airport Road (Gurgaon side) was supposed to be delivered last year, now they're saying 2025 end. I regret not buying a ready-to-move property back then, even if it was a bit more expensive. This paying EMI and rent simultaneously is draining my savings and my mental health. Koi advise do yaar, what should one do?
U4, which project are you talking about on Airport Road? Just curious.
U4, this is the reality of the Gurugram market. Har jagah delays hain. Especially in new launches. My cousin booked in Baharampur Naya and even there, basic infrastructure is so slow. It's not just the big builders, small ones are worse. It's a gamble.
U4, I totally understand. I had a similar experience with a project in Sector 65. The builder kept giving excuses. My advice would be to thoroughly check the builder's track record and financial health before booking. Also, look at projects with OC already received or nearing completion. It might cost a little more upfront, but the peace of mind is worth it. Don't fall for pre-launch offers just for a lower price point.
Correction? Gurgaon market ab kabhi correct nahi hoga, bhai. Demand itni high hai, log phir bhi khareedte rahenge. Builders ko pata hai.
Totally feel your pain, U1. Mera bhi same haal hai, booked in a project near Badshahpur and they've pushed possession twice already. It's like a never-ending cycle of stress. RERA mein complaint karne ka koi fayda hai kya? Builders toh bas dates dete rehte hain.
Sahi kaha U6. RERA mein time lagta hai, but it's better than nothing. Kuch pressure toh banta hai builders pe.
Haan U2, RERA mein complaint karne ka fayda ho sakta hai, but it's a long process. You can file for compensation for delay. Check the Haryana RERA website, they have a specific form. Usually, they mandate interest on delayed possession. Builder ko notice toh jaata hi hai.
My lease ends in 4 months and I'm stressed. Godrej project in SPR, Sector 80, delayed again. EMI aur rent dono de raha hoon, banda paagal ho jayega! With current prices, is Gurgaon's market sustainable into 2026? Will these constant delays cause a correction? Yaar, I need some hope.
