Hidden pre-launch discount games builders play on Sohna Road
₹1.9 Cr quoted for a 3BHK near Sohna Road, and my channel partner brain instantly spotted the game. I work in real estate but buying for myself is different, yaar. Checked out NS Arcus recently after hearing all the pre-launch hype. Sales guy kept pitching a 10% early-bird discount, but honestly, super area vs carpet area games are wild here. Loading is almost 34%, so the math doesn't add up. Matlab discount kahan mila? Has anyone actually verified carpet ratios on Sohna Road launches, ya sab FOMO mein sign kar rahe hain?
Comments
I don't know yaar, on one hand people say wait for market correction, on the other hand prices jump every quarter in Gurugram. What did you finally decide about NS Arcus, OP? Did you walk away or try negotiating on net carpet basis?
Yeh loading ka problem sirf Sohna Road pe hai ya Airport Road (Gurgaon side) launches mein bhi same haal hai? I was comparing both belts for end-use. If anyone checked carpet ratios there, please guide me. Main pehli baar buy kar raha hoon aur har broker alag kahani batata hai.
Airport Road side is seeing 30 to 32% loading on average in most new high-rises. Wahan price per sqft is already touching 14k-16k, so even 2% extra loading cuts a huge hole in your pocket. Better stick to projects where carpet area is clearly listed on the builder-buyer agreement draft.
Bro, I visited NS Arcus site office two weeks back because family was pushing me to finalize soon. They promised me 12 lakh upfront discount if I swiped the token amount that day itself. Par jab maine pucha ki balcony and common circulation area kitna deduct ho raha hai, sales guy completely changed the topic. Did you get any clear RERA registration copy from them or is that still pending?
Exactly. They will say file submitted hai, but strictly do not sign anything without checking Haryana RERA portal yourself. Meri saving life bhar ki lagi hai, I cannot afford to lose 10-15 lakhs in loading tricks alone.
They do not give it easily on table! When I asked, they told me RERA application is submitted and document desk will email it, which never came. Entire Gurgaon market right now is running on pure artificial scarcity and FOMO, especially between Badshahpur crossing and extended Sohna stretch.
Totally agree yaar, ye pre-launch discounts sab bas customer ko trap karne ka psychological pressure hota hai. Mera cousin got stuck in Baharampur Naya side similarly. The moment you show hesitation, they say 'Sir prices are hiking by 500 per sqft from Monday'.
Wait, 34% loading on Sohna Road? Meri toh heartbeat badh gayi sunke. Main bhi wahan 3BHK dekh raha tha under 2 Cr budget, but if 1.9 Cr is just inflated paper area, then real per sq ft cost is scary high. Should I back out from weekend site visits?
Haan bilkul, back out mat karo abhi. Just ask them for the official RERA sanctioned floor layout before giving any token money. Mera budget bhi 1.8 Cr tightly capped hai, and after seeing these games, I always demand carpet breakup upfront.
Bhai site visit mat roko, but carry a measuring tape mentally! Same thing happened to me near Badshahpur last month. Sales agent was quoting 8500 per sq ft on super area, but when I calculated actual usable carpet, it touched almost 12500 per sq ft. Full illusion hai discount ka.
On one hand, infrastructure is improving with the elevated corridor, but paying nearly 2 Cr for cramped carpet feels crazy. Did you end up confronting the NS Arcus team about the RERA registration details, or did you just walk away from the table?
Yeh loading games har jagah chal rahe hain kya? Is there any project on Sohna Road that actually gives 75% plus carpet efficiency?
To answer your question, honestly finding 75% efficiency in newly launched high-rises around Sohna Road or even towards Airport Road (Gurgaon side) is nearly impossible nowadays. Most are hovering around 65% to 68% because of double-height stilt parking, huge entrance lobbies, and fancy open-air podiums that get distributed into your super area. Old resale societies in sector 47-49 still give you decent carpet, but these new shiny launches will disappoint you big time if you measure rooms with a tape.
Current Gurugram market is running totally on artificial panic and FOMO. In 2023, builders were begging buyers with flexible payment plans, and now suddenly everyone is pushing pre-launches with 30-35% loading. My relative booked near Baliawas thinking prices will jump 50% on launch, but today the resale demand there is completely flat because actual end-users want usable living space, not inflated super built-up numbers. If you calculate actual usable carpet per sqft here, you are paying almost prime Golf Course Extension rates for outer Sohna corridor! How does that make sense for a salaried person?
Same here yaar, every broker calls me saying prices are going up by 500 per sqft tomorrow. Yeh artificial urgency create karke humein trap karte hain, and being a first-timer I get super confused.
You asked how it makes sense, and the honest answer is it doesn't make any financial sense at all. Hum jaise salaried log 20 saal ka loan leke baith jayenge and bank interest will eat us alive. I am stepping back from this launch rush, mind says hold on.
1.9 Cr for a 3BHK on Sohna Road is genuinely giving me sleepless nights yaar. Middle class savings ek jhatke mein chali jayengi aisi deals mein.
Wait, 34% loading on Sohna Road? Meri toh heartbeat badh gayi sunke. Main bhi ek project dekh raha tha Badshahpur side aur broker bol raha tha ki 10% instant discount sirf iss weekend ke liye valid hai. Did they give you the exact RERA carpet area on paper, ya bas brochure dikha ke nikal gaye?
Haan bilkul! Yeh early bird discount bas ek illusion hai. Base price 15% badha ke 10% cut dikhate hain, aur carpet check karo toh bedroom sizes matchbox jaise nikalte hain. It makes me so scared to even put down a token amount.
Bhai paper pe kuch nahi dete initially, trust me. I visited another site near Baharampur Naya last Sunday and they handed me an unsigned cost sheet with an inflated super area, claiming carpet area calculation is done differently under modern architecture. Pure diversion tactics chal rahe hain.
