The current price surge in Noida Extension feels like it's running on pure speculation from Jewar Airport hype, not real fundamentals. I'm in a 2BHK in Sector 137, thinking of upgrading to a 3BHK or even a villa in Sigma III. Prices have jumped. Is this sustainable till 2026? Or are we in for a correction? I've noticed many builders quote rates without the true all-in cost, making the 'per sqft' look lower. This inflates perceived value. Are the 'all-in' prices justifying the premium, especially for under-construction? What are people seeing on the ground?

Totally agree with the post! Noida Extension mein prices aisi udh rahi hain jaise kal duniya khatam ho jaayegi. Builders quote low per sqft, but then GST, IDC, PLC, maintenance, registry charges add up like crazy. The 'all-in' cost is a shocker and makes the initial price misleading. Is anyone else seeing this huge difference?
