posted on 13 MayHidden realities of Krishna Kunj's infra impact
Been looking for an investment flat in Rajkot since last year, thinking Krishna Kunj. I'm in Dubai, so remote buying ka scene hai. AIIMS aur 150 Feet Ring Road ka actual ground impact kya hai udhar? Is it really boosting property values, ya sab hype hai? Also, legal clarity for NRIs and property management via power of attorney, is it smooth? Any experiences?

Dekho, AIIMS aur Ring Road ka long-term impact toh definitely positive hoga, but short-term gains ki guarantee koi nahi de sakta. It's a mix of potential and current market slowdown. Remote buying mein due diligence is super critical. Don't just go by word of mouth; have a local, trusted person verify everything, especially the legal documents and construction progress before you commit. Rajkot market is maturing, but still has its share of risks.
Current market conditions in Rajkot are tricky, especially for new projects. Builders often promise the moon, but possession dates are always a major issue. Make sure to check their RERA track record thoroughly. Krishna Kunj mein bhi kuch projects ka construction bahut slow hai.
RERA website check karna toh basic hai, but also visit the site yourself or have someone trustworthy do it regularly. That's the only way to know the real progress.
U4, any specific builder names in Krishna Kunj that are known for these delays? Or any good ones for that matter? I'm really confused after hearing all this. RERA website pe sab projects ka status clearly nahi milta, it's often outdated.
Haan yaar, aap bilkul sahi keh rahe ho about builder delays. My friend booked in a project called 'Krishna Residency' (just outside Krishna Kunj area) two years ago, aur abhi tak possession nahi mila hai. Builders just keep pushing dates and RERA fines are a joke for them. Be very careful with the builder's reputation and financial stability before booking anything.
NRI buying ka scene bahut complicated lagta hai. I tried looking into a property in Krishna Kunj last year but got stuck on the Power of Attorney part. My relative in India was supposed to handle it, but the legalities for an NRI making a PoA for property management seemed so murky. Koi experienced person batao, which kind of lawyer is best for this? And property management services, are they reliable for NRIs?
Exactly! PoA ka process bahut headache hai, especially for NRIs abroad.
Totally agree with you! I faced similar issues with a flat near Kalawad Road. My brother had PoA, but even then, minor repairs and tenant management from abroad became a huge headache. Ended up selling it because it was too much hassle and not worth the stress of remote management.
Bhai, PoA ke liye you need a lawyer specializing in property law and NRI transactions. Make sure they are registered with the Bar Council. Also, get the PoA attested by the Indian embassy in Dubai. Property management ke liye, some builders offer it, but third-party agencies are usually better and more accountable for NRIs.
Nahi yaar, I think it's for real. My cousin bought a plot near the Ring Road last year and uski value already badh gayi hai. AIIMS ka effect toh aayega hi, it's a big deal for Rajkot.
Yaar, I've heard a lot about Krishna Kunj because of AIIMS and the 150 Feet Ring Road. But honestly, I feel it's more hype than actual ground reality. Are property values *really* shooting up, or is it just what builders want us to believe? I'm worried about investing in something that won't give returns.
