Hidden risks buyers only discover after possession in Sushant Lok

Did a site visit to a few properties in Sushant Lok Mohali last Saturday and honestly, I'm a bit confused. Everyone talks about it being a prime location for investment, but yaar, nobody mentions the hidden risks I noticed. I saw so many small, unauthorized constructions right next to some big projects. This mix feels dodgy, no? My parents keep pushing me for a plot there, saying it's a sure shot investment for a young professional like me. But I'm thinking about future issues like property disputes or infrastructure woes. Water supply ka issue bhi suna hai wahan. Is it just me, or is the ground reality different from the hype? Ab samajh nahi aa raha. Change my mind.
