Hidden risks in Mohali's Grand Hyatt area?

Spent the whole Sunday checking out options near the Grand Hyatt Gurgaon corridor in Mohali. Honestly, I work in real estate, but buying for myself, I'm seeing through the marketing BS. Everyone glorifies the appreciation there, but what are the real hidden risks? Builder ka track record, future connectivity issues... koi asli red flags batao. Change my mind.

Bhai, pehle toh clarify kar do, Grand Hyatt Gurgaon toh Gurgaon mein hai, Mohali mein nahi. Are you talking about a similar high-end project in Mohali, or are you actually considering Gurgaon? Agar Mohali ki baat kar rahe ho, toh sabse bada risk hai builder ki delivery. Bohat saare projects stuck hain, especially the ones that promised luxury amenities. RERA numbers check karo aur past projects ki site visit karo, tabhi asliyat pata chalegi. Connectivity bhi issue ban sakti hai agar location bahut interior mein hai.
