Bhondsi — sab bolte hain future mein mast ho jayega, but I'm just not sure. Parents keep pushing for it, saying investment potential bahut high hai. But honestly, current property prices, like ₹1.3 Cr for a 3BHK, seem a bit much for an area jahan connectivity abhi bhi issue hai. Is it really worth buying now, ya builders just creating FOMO? I'm worried about daily traffic on Sohna Road, will it ever improve? Aur for investment, 3-5 saal mein kitna realistic appreciation expect kar sakte hain? Ya phir this whole 'future hub' thing is just marketing hype? Lagta hai overhyped hai for first-time buyers like me. Change my mind.

Sohna Road traffic will improve, they keep saying. But when? I heard about the elevated corridor but it's taking forever. What about water supply and basic amenities there? Is the RERA status clear for most projects in that area, or are there red flags to watch out for?
Haan, water problem toh hai. Aur electricity cuts bhi. RERA mein toh almost sab projects registered hain, but completion dates extend hote rehte hain. My friend's project near Airport Road (Gurgaon side)
U5, elevated corridor ka kaam chal raha hai, but it's slow. Water supply is a genuine issue in many pockets of Bhondsi, mostly dependent on borewells or tankers. Builders promise municipal water connection but that's a distant dream right now. RERA status for bigger builders is usually clear, but for smaller ones, you really need to check. I almost booked with one whose RERA number was cancelled later, luckily I pulled out in time. Always cross-check on the RERA website!
Dekho, Bhondsi ka buzz toh hai, no doubt. But I think it's more for long-term investors, maybe 10+ years. For a first-time buyer like us, jinko immediate livability bhi chahiye aur appreciation bhi, it's risky. Builders are definitely pushing FOMO, especially with all the talk about the new bypass and IMT Sohna. But ground reality is different. My friend bought a plot in Baharampur Naya a few years ago, still waiting for proper infrastructure.
Bhai, same thoughts! I visited a project near Badshahpur a few months back, and they were quoting similar prices for something just a bit further. Connectivity is a major concern, especially if you work in Cyber City. How can they justify these rates?
Sahi keh rahe ho U3. I'm looking at Basai and Baliawas side too, prices are also up there but at least connectivity feels slightly better. But Cyber City commute from anywhere south of SPR is a pain, no matter what.

Totally agree yaar! 1.3 Cr for Bhondsi feels like a stretch. Sohna Road ka traffic toh headache hai hi.
