Sobha Royal Pavilion Phase 8 Wing 15. Power backup is frustrating. Promised full flat, but only common areas get it. My AC won't run. Is this normal? What's your experience?

Exactly! My cousin faced a similar issue with a builder near Aavalahalli. They promised 100% backup for all appliances, but when they moved in, even the geyser wouldn't run on backup, forget AC. Builders use these vague terms to lure buyers. They show you a fancy brochure, talk about luxury, but don't specify the nitty-gritty. We spent so much time and money, thinking we were getting a premium product. Now, they're stuck with a noisy generator for common areas
This is shocking for a Sobha project, especially at that price point (₹2.6 Cr – ₹4.6 Cr). Did you check the RERA documents? RERA number PRM/KA/RERA/1251/446/PR/190204/002339 hai. Power backup ki details wahan mention honi chahiye na? Kya RERA ispe action nahi le sakta?
Haan, aur possession date bhi 2026-06-01 hai. Abhi se yeh issues! Bahut tension ho rahi hai.
RERA documents mein usually sirf common area backup hi clearly likha hota hai. Full flat backup often oral promise hota hai sales executive ka. Phir baad mein wohi "standard clause" dikha dete hain ki ACs excluded hain. Legal recourse lena bahut mushkil ho jaata hai, especially for first-time buyers like us.

Sales team ne promise kiya tha ki full flat ko backup milega, par ab pata chal raha hai ki sirf common areas aur lights/fans ke liye hi hai. AC toh bilkul nahi chalega. Is this normal practice for builders in Bangalore? Ya sirf mujhe hi aisa experience ho raha hai?
