The real capital appreciation for completed projects is always less than what builders claim. I'm checking out Shri Radha Aqua Garden in Noida Extension for investment, the ₹74.12 L–₹1.32 Cr range. I'm in real estate myself, but for my own investment, I need ground reality, not sales pitches. Kya kisi ko pata hai iska actual appreciation kitna hua hai since launch? Brochure figures toh marketing hotey hain. And what about the resale market? Is it liquid enough for a decent exit in 5-7 years?
