Since last Diwali I've been looking at Mahagun My Laagoon. Finally took the plunge 3 months ago, possession mil gayi. Costed me around 2.5 Cr for a 3BHK. Honestly, rental yield jo socha tha, woh nahi mil raha. What's the scene for others? For long-term ROI, resale potential kya lagta hai? Society mein investor ratio kaafi high hai, will that affect liquidity later?

Noida real estate market is tricky right now. Too much inventory, especially in segments like 3BHKs. I was looking at a property near Ajayabpur and the brokers were all pushing for investor-heavy projects, promising high returns that never materialize. The high investor ratio in My Laagoon is a major red flag for resale liquidity down the line.

Totally agree with U5. I saw the same trend in some projects near Alpha I Greater Noida. Brokers just want to close the deal. They don't care about your long-term ROI. Investor-heavy projects only work if there's massive organic demand growth, which isn't always the case.
U1, this is a critical point that U2 raised. The RERA number UPRERAPRJ999197/09/2024 clearly states the possession date as 2029-04-29. Are you sure you got physical possession? Usually, builders give 'deemed possession' or 'fit-out possession' but actual occupancy certificate takes time. If you haven't received OC, then rental agreement sign karna bhi risky hai. What exactly did the builder tell you about the possession status?
U1, please check your documents properly. Builders often play with words. 'Possession given' can mean anything from 'you can start interiors' to 'we've applied for OC'. But for actual rental income, you need a complete flat with all amenities functional and OC in hand. If the project is 'ONGOING' with 712 units, and the RERA date is 2029, it's highly unlikely you have full possession. This definitely affects your rental yield and future resale prospects, especially with such a high investor ratio where everyone will be trying to offload their units simultaneously later.
U4, you're right to ask. U1, maybe you got possession of the booking documents, not the flat itself? Because 2.5 Cr is a big amount to invest without clear possession. The price range of 2.0 Cr – 3.2 Cr also suggests it's still under construction for most units.
High investor ratio is a real headache. My friend bought in Alpha II, Greater Noida, same issue. Rental demand low, supply high. Resale mein bhi problem aati hai.
