High investor ratio kills future appreciation in Chandigarh.
Did a site visit to Raheja Winterwoods last weekend. Honestly, I'm so fed up of renting, just want to finally own something. My landlord raised rent again, it's just ridiculous. I'm looking at it purely from an investment perspective, for long-term wealth. The current price per sqft seems pretty high already, like most of the appreciation has already happened. Is anyone seeing actual forecasts for significant capital appreciation from here? Or is it mostly speculative now? Also, I heard the investor-to-end-user ratio is quite high there. Doesn't that hurt future rental yields and make the resale market tougher later on? Who will buy it from an investor in 5-7 years at an even higher price, yaar? I'm trying to do the EMI vs rent math, but the long-term ROI is what worries me. What are your thoughts on its liquidity?

Exactly what I've been thinking! I visited a project in Mullanpur Garibdass last year, same story. Most buyers were investors, not actual families planning to move. The developer even admitted it. Now, resale for those units is a nightmare. Koi end-user hai hi nahi jo high price dega
Totally agree with your point, bhai. Prices are crazy high. Lagta hai sab investor hi baithe hain. My thoughts exactly on the appreciation part, seems like the peak is already done.
