High maintenance charges kill Gurgaon ROI.
Just moved into Imperialstone The Flower City last month. Noticed some minor seepage already. Also, maintenance charges feel high for the actual service. Is this common in Gurgaon? Does poor quality affect resale?

Honestly, the market conditions in Gurugram right now are also making things tough. Prices are up, but quality seems to be down in many places. You're paying a premium for location, but not necessarily for construction. For Imperialstone, 2030 is still so far away, so much can change. My advice: negotiate hard on maintenance terms if you're still considering booking, or look at builders with a proven track record. This seepage issue is a very bad sign for an 'ongoing' project that's supposed to be delivered so much later.
ROI in Gurgaon is tricky with these hidden costs. I was looking at Imperialstone The Flower City too, price range ₹1.3 Cr – ₹1.8 Cr for 86 units. That's a significant investment. If maintenance eats into rental yield or future appreciation, then what's the point? Is this poor quality specific to this project, or a common Gurgaon problem now?
It's becoming quite common, especially in newer projects where builders are rushing to complete. A friend bought in Basai and faced similar issues. The construction quality sometimes feels compromised. And yes, high maintenance definitely impacts your overall ROI. You have to factor it in from day one.
This is concerning. I heard Imperialstone was a good builder. What about their RERA number, HRERA-PKL-ROH-857-2026? Doesn't RERA protect us from such issues? And seepage in a newly moved-in flat, that's just unacceptable. Have you tried raising a complaint with the builder directly?
Exactly what U6 said. RERA is a shield, not a magic wand. Builders often know how to navigate the system. Plus, with a project status of ONGOING and possession in 2030, who knows what the final quality will be. This is why I'm leaning towards ready-to-move, even if it costs a bit more. Less stress for first-time buyers like us.
RERA helps, but enforcement can be slow. I've seen builders drag their feet for months even with RERA complaints. The seepage issue needs to be documented properly. And yes, you should definitely raise it with the builder, but be prepared for a long battle. This is why I'm so scared to buy an under-construction property.
Welcome to Gurgaon real estate reality! Maintenance charges are a joke sometimes. They promise world-class amenities but then you get basic services for premium price. Imperialstone The Flower City ka toh abhi se yeh haal hai? Bhaisaab, 2030 tak kya hoga. Meri toh himmat nahi ho rahi book karne ki.
Oh my god, this is exactly my fear! I'm also looking at properties in Gurgaon and the maintenance charges always seem so high. Imperialstone The Flower City sounds like a dream project on paper, but seepage already? That's a huge red flag. Kya karein, how do we budget for this?
Seepage is a major issue, bhai. Happened to my cousin in his new flat in Badshahpur too. Builders often cut corners. As for maintenance, it's a constant headache. You pay so much but service is often subpar. It definitely affects resale value, no one wants a property with ongoing issues.
Totally agree! I was considering Imperialstone too because of the location near Airport Road. But the possession is so far away, 2030, and now this? High maintenance aur low quality, yeh toh double whammy hai. Budget toh hamesha tight rehta hai first-time buyers ka.
