Did a site visit to Lodha Codename Sarjapur last week. Project looks good, amenities bhi kaafi hain. But yaar, when I saw the maintenance charges, I got a bit worried. It's like ₹8-9 per sqft, which feels bahut zyada. For an investor, isn't this going to eat into rental yield? Matlab, will tenants actually pay more just for a fancy clubhouse ya pool jo maybe hi use hoga? Kya aap logon ko lagta hai ki high maintenance justified hai for investor properties?

Bhai, tumhari baat bilkul sahi hai. Investors ko toh seedha seedha loss hai isme. I was looking at a similar property near Akshayanagar a couple of years back, same story. The rental yield barely covers the EMI, and then these maintenance charges just wipe out any profit. For a project with a possession date of 2029-12-01, you're paying these high charges for years before you even get a tenant. It's a trap for investors hoping for quick appreciation.
Totally agree. High maintenance is a dealbreaker for most investors now. Rental yield pe seedha impact aata hai.
Sahi kaha aapne, Akshayanagar mein bhi yahi haal hai. My cousin bought a 2BHK there, thinking it would be a good investment. But after maintenance and property tax, the rent he gets barely covers half his EMI. He's stuck now, can't even find a buyer without a significant loss. It's not just about the fancy amenities, the overall cost of ownership gets too high.
