Last 1.5 years, I've been watching High Rental Yield prices in Noida Extension. Currently in a 2BHK in Sector 16B, thinking of upgrading to a 3BHK there. Pehle rates were around ₹80L for a decent 3BHK, ab 95L tak pahunch gaye hain. Already have a home loan, so trying to be smart with this next move. Is this price jump justified ya bas hype hai? Kya lagta hai, aur badhenge ya thoda correction expected hai? Waiting seems like a risk too, but overpaying feels worse.

Yaar, I bought a 2BHK in Alpha II, Greater Noida, two years ago for ₹65L. Now similar units are going for ₹80L+. So, 95L for a 3BHK in Noida Ext doesn't sound entirely crazy, considering the infrastructure development. But yes, the jump is very sharp. My agent says demand is genuinely high due to connectivity and upcoming commercial hubs. What are others hearing?
Demand toh hai, lekin affordability bhi toh dekho. Builder ne phir se date extend kar diya lol.
U2, I'm hearing the same. My broker in Noida Extension says there's genuine interest from Delhi/NCR people looking for bigger spaces post-pandemic. Plus, the metro extension plans are also adding to the premium. It's not just hype, there's some real demand.
Totally agree with you, bhai! ₹95L for a 3BHK in Noida Extension feels steep. I was looking at Sector 140 earlier, and even there, prices are pushing limits. Lagta hai builders bas hype create kar rahe hain, demand toh utni hai nahi.
Hype toh hai, but liquidity bhi toh dekhni padegi.
Sahi keh rahe ho. Mera bhi yahi haal hai, Ajayabpur side dekh raha tha, same story.
