High Rental Yield zone prices make upgrading completely pointless
Has anyone checked if this whole High Rental Yield zone has already peaked? Currently in a 2BHK and thinking of upgrading to a 3BHK, but already have a home loan chalta hua. Found out you can negotiate hard on floor rise and PLC charges, saved nearly ₹3.5L on the initial quote... actually wait, still not sure if the massive price jump is justified right now. Anyone else seeing similar numbers?

It really is a catch-22 situation for middle class first-timers. Wait karo toh rates badh jaate hain, buy karo toh 25 saal ki EMI ka darr lagta hai. Waise did you finally go ahead and block the 3BHK flat after that discount, ya deal drop kardi?

I visited a few properties around Begumpet and Attapur recently just to see if older areas have sensible pricing for bigger apartments. Even there, older resale flats are asking huge amounts just because rental demand is strong. Meri toh himmat hi nahi ho rahi savings liquidate karne ki down payment ke liye, market peak pe lag raha hai.
Was this negotiation with a Tier-1 builder? I was looking at Salarpuria Sattva projects, knowing they are a huge Bengaluru brand from 1986, but their base rates are already so stiff. Did they actually agree to cut down on floor rise, or was it some smaller local builder?
Yes, even big builders like Salarpuria Sattva negotiate if inventory in lower floors is stuck, especially during month end targets. My cousin visited their site and managed around 2L waiver on clubhouse and parking charges. But basic per sqft rate they rarely touch, so you have to squeeze them on these add-ons only.
Prices in Hyderabad west and central corridors have definitely reached absurd levels, rent is high but EMI is double the rent. Upgrading from 2BHK to 3BHK right now makes zero sense financially unless family size is strictly demanding it.
Saving 3.5L on floor rise sounds great but bhai, already ek home loan chal raha hai toh second EMI manage kaise karoge? Even I was checking 3BHK flats near Ameerpet last month, and the price jumps are giving me serious anxiety. Total budget easily stretches by 40-50 lakhs minimum, it feels too risky right now.
Exactly what is stopping me too! My bank rep told me interest rates might stay volatile, so taking another big burden feels scary. Waise, did you manage to get that discount in writing or was it just verbal from the sales guy?
