High-tech security systems are just for show in Delhi projects.
Since I started looking at Genesis Buildcon projects last year, I'm constantly weighing investor ROI. Based in Dubai, I can't do site visits easily, so I rely on community feedback for security. Are those CCTVs and visitor management apps actually effective, or just brochure fluff? I worry about tenant attraction if security isn't genuinely top-notch. Also, are clubhouses well-maintained and used, ya just empty spaces adding to maintenance? For resale, do these amenities truly drive premium pricing? What's the real ground truth for Genesis Buildcon's operational security and amenity usage?

Exactly! My biggest concern is the 'possession date' versus 'actual possession'. Genesis Buildcon ka official possession date 2024-03-01 tha. Has anyone here actually received possession on time and found the amenities (especially the clubhouse) to be fully functional and well-maintained from day one? Or is it still a work in progress with empty swimming pools and dusty gyms, adding to maintenance without utility?
Delay toh har dusre project mein common ho gaya hai. Builder ne phir se date extend kar diya lol. Frustrating!

The clubhouse was still under construction, and security was a mess for the first six months. It took another year for things to stabilize.
