High-tech security systems are just for show in Delhi projects.
Since I started looking at Genesis Buildcon projects last year, I'm constantly weighing investor ROI. Based in Dubai, I can't do site visits easily, so I rely on community feedback for security. Are those CCTVs and visitor management apps actually effective, or just brochure fluff? I worry about tenant attraction if security isn't genuinely top-notch. Also, are clubhouses well-maintained and used, ya just empty spaces adding to maintenance? For resale, do these amenities truly drive premium pricing? What's the real ground truth for Genesis Buildcon's operational security and amenity usage?

It's a tough call, especially for first-time buyers and NRIs like the original poster. On one hand, builders *have* to show modern amenities and security to attract buyers in today's competitive Delhi market. On the other, the operational reality often falls short. For resale, a well-maintained society with functional amenities definitely fetches a premium, but if it's just for show, then no. The current market conditions are also pushing prices up, so it's hard to distinguish genuine value from marketing hype. It really comes down to doing deep due diligence on the ground, which is hard for you sitting in Dubai.
₹55 L – ₹2.5 Cr is a huge price range for Genesis Buildcon. Is this justified if the security and amenities are not up to the mark? What makes their projects so expensive?
Totally agree! Overhyped prices for under-delivered promises. It's a common trick.
Honestly, the prices are just too high for what they offer, especially when you factor in the 'RERA Not Applicable' status. For that kind of money, you expect top-notch, proven quality and transparent dealings. The market in Delhi is already hot, but this seems like overpricing if the basic promises aren't met. You can find better value elsewhere, even in areas like Aram Bagh.
Exactly! My biggest concern is the 'possession date' versus 'actual possession'. Genesis Buildcon ka official possession date 2024-03-01 tha. Has anyone here actually received possession on time and found the amenities (especially the clubhouse) to be fully functional and well-maintained from day one? Or is it still a work in progress with empty swimming pools and dusty gyms, adding to maintenance without utility?
Delay toh har dusre project mein common ho gaya hai. Builder ne phir se date extend kar diya lol. Frustrating!
That's my fear! What about the maintenance charges for these amenities? If they aren't even fully operational, are we still expected to pay full maintenance? Builders often charge for 'proposed' facilities.
I can share my experience, though not with Genesis Buildcon directly, but a similar builder in NCR. They promised possession by 2023-06-01, but we only got it by 2024-01-15. And guess what? The clubhouse was still under construction, and security was a mess for the first six months. It took another year for things to stabilize. So yes, 'possession date' is often just a guideline, and amenities take even longer to get up to scratch. It seriously impacts tenant attraction and resale value, as you mentioned.
Haan yaar, the struggle is real! I've been checking out properties near Alaknanda, and every builder promises state-of-the-art clubhouses and security. But jab maintenance ki baat aati hai, they suddenly disappear. These amenities just add to the maintenance cost without providing real value. It's frustrating for budget-conscious buyers like us.
Bhai, you hit the nail on the head! Genesis Buildcon ke projects mein security systems aur fancy apps, they are mostly for show. I've seen it firsthand in their Anand Vihar project. Brochure mein sab kuch high-tech lagta hai, but ground reality mein guards are often sleeping, and CCTVs toh bas naam ke liye lage hain. And the biggest red flag is 'RERA Not Applicable' – this always makes me super nervous as a first-time buyer. Investor ROI ki baat kar rahe ho, toh genuine security is key, warna tenants bhi nahi rukenge. Resale mein bhi problem aayegi.
While I agree some builders just put up a show, not all high-tech security is fluff. My cousin lives in a society in Dwarka where the visitor management app actually works well and has prevented a few incidents. But for Genesis Buildcon, I've heard mixed reviews, especially about follow-through post-possession. It's a gamble.
Totally agree with U1! RERA Not Applicable? That's a huge no-go for me. Bahut shady lagta hai, especially with such big-ticket purchases.
