Did a site visit to Himalaya City Center last weekend, yaar, location toh sahi lag rahi hai. I work in real estate but personal investment mein darr lagta hai. Koi batao, builder ka delivery track record kaisa hai? Aur capital appreciation kitni expect kar sakte hain? Resale market kitni liquid hai wahan? Will it be easy to exit in 5-7 years?
Under-construction projects in Ghaziabad are a big gamble for someone my age, honestly. My kids have moved out, and my wife and I are looking to downsize from our big house to something more manageable, low-maintenance. We've been looking at Ganesh Opulence Woods since it's ready, but also Himalaya City Center. Is the price jump for Himalaya City Center worth the under-construction wait and potential delays? I'm worried about maintenance charges too; don't want any hidden surprises. For Ganesh Opulence, are the stated maintenance costs realistic? And for both, what about the actual usable amenities? We just need a good society with basic, functional stuff, not fancy things we won't use. Any opinions on the actual society vibe or RWA in Opulence Woods? We're looking for peace, not constant headaches.
