Himalaya Homes vs Capital Metro Height: Carpet Area?
Okay I'll be honest—I'm confused. Everyone talks price, but carpet area kya hai? Capital Metro Height is pricier, but is it worth it for bigger space? I'm based in Dubai, can't visit. Change my mind.

Okay, so for someone based in Dubai, the risk factor is huge. Himalaya Homes is ready, so you know exactly what you're getting in terms of space, even if reviews are mixed on quality. The price is also lower. Capital Metro Height is under construction, higher price, but potentially newer amenities and design. The 'bigger space' claim for
Let's put some numbers on the table for Himalaya Homes: it's COMPLETED, price range ₹19 L – ₹29 L, possession date 2017-12-01, total units 70. This makes it an older, smaller, ready-to-move project. For Capital Metro Height, what are the specifics? Is it under construction? What's its RERA number, expected possession, and actual carpet area per configuration? Without this, comparing just 'pricier' vs 'bigger' is like comparing apples and oranges, especially from Dubai. What's the developer's reputation for Capital Metro Height?
2025 end is a long wait! And what about its location? Is it near Alpha II or further out towards the expressway?
Capital Metro Height is still under construction, expected possession is 2025 end. Prices are definitely higher, starting from ₹35L for a 1BHK. They are pitching it as a more premium segment project. Current market conditions in Noida are seeing a lot of new inventory coming up, so there's competition, but also a slight upward trend in prices for good projects.
I faced a similar dilemma two years ago when looking at projects near Alistonia Estate. The brochure carpet area and the actual RERA-registered carpet area can differ significantly. Always ask for the RERA carpet area certificate before even thinking about booking. Capital Metro Height might be expensive, but if they are transparent with their carpet area and have a good RERA rating, it could be worth the premium. My personal experience with a project that promised 'spacious living' ended up with me having to sell because the rooms felt like matchboxes. Don't fall for super built-up area tricks; it's all about carpet area, especially when you can't visit.
Yeah, RERA number is crucial. You can check the project details and declared carpet area on the UP RERA website. That's the only way to compare apples to apples. Builders often inflate the 'saleable area' which includes everything but the kitchen sink!
This is so true! RERA carpet area is the only reliable figure. Thanks for the reminder!
For Himalaya Homes, the price range of ₹19L – ₹29L was quite good for a completed project. My cousin bought a 2BHK there back in 2017, just before possession. Location wise it's decent for connectivity, not too far from Alpha I Greater Noida. But yes, the initial carpet area confusion was there even then.
Haan, possession date was 2017-12-01, they were pretty much on time which is a rarity these days. My friend bought a 1BHK in Himalaya Homes and got possession as promised. The issue wasn't the delay, but the actual usable space after all the deductions for common areas. For a first-time buyer, it felt a bit cramped compared to what was shown on paper, especially for the price they paid initially. It’s located quite close to the main highway, which is good for connectivity, but the internal roads around it, especially towards Ajayabpur side, were still developing.
Oh, so possession was given on time? That's a relief to hear for a change!
Yaar, I totally get your confusion. Buying from Dubai without visiting is a huge challenge, especially when builders play games with carpet area. Capital Metro Height might be pricier, but sometimes that extra cost means better quality or a more reputable builder. What's their track record like? Himalaya Homes ka toh kaafi mixed reviews hain, especially after possession.
Sahi keh rahe ho. Carpet area is the biggest trick. Did anyone here actually get the promised carpet area from Himalaya Homes? Also, what about the quality of construction for Himalaya Homes? Heard some issues post-possession.
Exactly! Without physically seeing the space, how can one compare? Carpet area is the main thing, not just super built-up. Builders show kuch aur, dete kuch aur.
