Visited Hindan Residential Area last weekend, and honestly, I'm not convinced about its long-term investment potential. Everyone talks about the Delhi-Meerut Expressway boost, but will it *really* drive appreciation here? I work in real estate, but buying for myself, I see the resale market being tough unless something major changes. What's the real ROI outlook, yaaron? Disagree? Tell me why.

Honestly, the whole Ghaziabad market is a bit sluggish right now, not just Hindan. Inventory is high, and genuine buyers are waiting for prices to correct or at least stabilize. Investors might be holding, but first-time buyers like us need value, and right now, that value proposition is blurry in many areas. I'm seeing better deals in outer Noida, to be frank.
My biggest worry is the builder's track record. Are there any reliable builders in Hindan or nearby areas that actually deliver on time? Possession dates are getting pushed constantly everywhere.

Bhai, reliable builders toh har jagah rare hain, especially in Ghaziabad's affordable segments. But if you stretch your budget a bit, some of the well-known names in Indirapuram or Vaishali have projects that are relatively on schedule. You might pay a premium per sqft, but at least you get possession without endless waiting. Do your due diligence on their past projects.
Sahi kaha, the OP has a point. I visited a site in Hindan, near Afzalpur, last month. Builders are quoting sky-high prices, claiming 'future potential'. But the infrastructure development other than the expressway is super slow. Roads are bad, and amenities are lagging. My agent even showed me some RERA numbers that looked fishy for delayed projects. Be careful, guys, don't get swayed by just one factor.
Exactly! Infrastructure is the real issue. Expressway is just one piece of the puzzle. Hum toh Abhay Khand mein dekh rahe the, same story. Connectivity achhi hai but andar ki roads aur basic facilities ka kya?

But what about current market conditions? Prices are already high. What's the average per sqft in, say, Ahinsa Khand II? Is Hindan even comparable?

Totally agree, bhai. Resale value ka toh pata nahi, but new projects mein bhi demand kam lag rahi hai. I've been tracking for months, prices are stagnant.
