Not gonna lie, that last rent hike pushed me over the edge. Done with renting, finally looking for my own 2BHK in Ghaziabad. Hindon Airport expansion aur Metro Red Line extension ka kaafi buzz hai. Gagan Vihar mein ek flat pasand aaya tha, but soch raha hoon, airport ke paas investment karna better hai kya for appreciation? Ya metro connectivity zyada important hai? Aur yeh projects, kitna time lenge realistically... kahin sirf hype hi na ho.

Metro Red Line extension ki baat sahi hai. Meri cousin ne Abhay Khand mein 3 saal pehle liya tha, tab sasta mila tha. Ab toh rates double ho gaye hain. Airport ke paas investment risky lagta hai, especially if you're a first-time buyer. Kya kisi ke paas koi solid data hai Ghaziabad mein airport ke aas-paas ke areas ka, like price per sqft ya actual RERA registered projects ki details?
U4, data toh official milna mushkil hai, but brokers bata rahe hain ki airport ke paas wale areas mein 15-20% jump aaya hai last year, just on speculation. But jaise U3 ne kaha, jab tak full operations nahi hote, it's a gamble. Metro side, Ahinsa Khand 1 mein toh poora saturation hai, prices sky-high.
Sahi kaha, Abhay Khand ke rates achhe hain. Airport ke paas, maine Afzalpur side mein dekha tha, ek project 3500/sqft pe mil raha tha but builder ka track record kuch khaas nahi tha. RERA pe check kiya tha, bahut complaints thi. First-time buyer ko toh RERA registration aur builder ka past record zarur dekhna chahiye.

Bade projects mein prices 4500-5000/sqft tak ja rahe hain for new launches, but delivery ka issue rehta hai. Gagan Vihar mein 3800-4200/sqft chal raha hai, established societies mein.
Hindon airport? Hype cycle hai sab. Jab tak proper international flights ya full-scale commercial operations start nahi ho jaate, tab tak sirf speculative investment hai. Metro connectivity real game-changer hai, bhai. Uska impact immediate aur guaranteed hota hai. Gagan Vihar is already established, better to stick to known good areas.
