Hinjewadi IT Park metro connectivity is completely overhyped
₹40 lakh price jump in 3 years around Hinjewadi IT Park makes zero sense. Currently in a 2BHK here and thinking of upgrading to a 3BHK, but builders are quoting insane rates just citing metro and road link developments. Phase 1 and Phase 3 me prices bilkul artificially inflated ho gaye hain, while ground reality me traffic is still a nightmare. Metro line 3 ka hype dikha ke ₹1.4 Cr demand kar rahe hain. Already have a home loan, so is this price jump really justified or are we just funding builder greed? Disagree? Tell me why.

If you are already in a 2BHK here and managing loan EMIs, rushing into an upgrade at inflated quotes might trap you financially. If your budget is tight at 85 lakhs, buying a cramped flat under heavy loan pressure will just give you sleepless nights. Look at resale units in slightly older societies instead of paying premium for upcoming metro stations.

Agar metro aa bhi gayi, last-mile connectivity from metro station to specific IT campuses will still depend on sharing autos and congested link roads. By the way, one local agent was trying to pitch me a fresh plotted scheme by M D Developers nearby, but when I searched online they have total projects: 0 on record. Should we even touch such new players without track records just to save budget?
True that. Better to look towards established belts like Akurdi where railway connectivity already exists and ready inventory is somewhat realistic. Hinjewadi me jumping from 2BHK to 3BHK right now on a tight budget feels way too risky.
M D Developers has zero delivered projects, so please do not take that risk with your hard-earned money. With 0 track record, project delays hone ke chances bahut high hote hain, and first-time buyers cannot afford stuck capital.

Even in normal office hours, Shivaji Chowk cross karne me 45 minutes lag jaate hain, metro kab shuru hogi kisi ko pakka pata nahi. Is anyone actually buying at these absurd rates right now?

Yes, people are buying out of pure FOMO because sales reps keep pushing that rates will touch ₹12,000 per sqft once metro operations begin. Mera toh budget hi ₹65-70 lakh tha, ab lagta hai Hinjewadi me kuch nahi milega. I am seriously looking at Ambegaon or Sinhagad Road instead, commute will be tough but at least EMI se mental peace kharab nahi hoga.
