Hinjewadi rent hike: is it really sustainable?

My Hinjewadi 2BHK is paid off. Thinking of renting it out for my 3BHK upgrade. But this 35% rent hike in Hinjewadi, yaar... is it justified? Landlords ko itna ROI mil raha hai kya? Will it stabilise?

Yaar, justified toh bilkul nahi hai. Builders ne rates itne badha diye hain ki ab rent bhi usko match karne lag gaya hai. Log salaries toh utni nahi badh rahi hain, toh kaise manage karenge? Hinjewadi mein pehle bhi rentals high the, but 35% ekdum se? Lagta hai IT boom ka fayda utha rahe hain sab. Mujhe toh lagta hai yeh bubble hai, phatega zaroor.
