Did anyone else get slapped with massive extra charges right before possession at Purvanchal Silver City II? I was finalizing paperwork for a 3BHK resale unit, thinking my budget of ₹1.3Cr was totally safe. But now they're asking for absurd maintenance deposits, club development fees, and pending dues I had no idea about. Honestly, it adds almost ₹4.5L out of nowhere! My parents keep saying we shouldn't stretch our EMI further, ab samajh nahi aa raha what to do. Is Purvanchal Group always this rigid with unexpected handover costs, or is the seller passing their headache onto me? Did anyone manage to negotiate these extra charges down?

Mere papa bhi bolte hain ki resale flats main yeh sab jhanjhat bahut hota hai, direct builder floor ya new launch hi theek hai. But new projects get delayed endlessly. Ab toh ghar lene ka man hi uth gaya hai.

Sahi baat hai, but Purvanchal office is also notorious for charging absurd administrative transfer charges. Market conditions in Noida right now are so inflated that every middleman is trying to squeeze extra cash from desperate buyers.
In resale, if it says 'pending dues', it is almost 100% the seller's fault, not the builder. The seller probably didn't pay sinking fund or basic maintenance for years. You must check their original allotment letter and ask for a zero-dues draft from the society office before transferring any token balance.

To answer your question, no seller gives a full written breakdown easily unless you literally force them. Most of them secretly hide their past society club arrears and maintenance dues until NOC stage, phir buyer ke upar daal dete hain.
